Fix the parts that wear out first

Tile roofs last a long time, but the parts that hold them together wear out sooner. The mortar under the ridge capping cracks and drops out, tiles crack or slide out of line, and valleys block up or rust. Each one is a way in for water.

Most of it can be repaired without touching the rest of the roof. We replace the broken tiles, lift and rebed loose ridge caps, and repoint them with flexible pointing.

We work on both cement and terracotta tile. You get photos of what we found and a written quote before any work starts.

Tile roof repairs we carry out

  • Cracked and broken tiles replaced
  • Slipped tiles put back in line
  • Ridge capping rebedded and repointed with flexible pointing
  • Valley repairs
  • Flashing repairs around chimneys, skylights and walls
  • Leaks traced back to the cause

When the whole roof is tired

If the tiles are sound but the surface has gone porous and the pointing is breaking down everywhere, a roof restoration is usually the better fix. Mortar crumbs in your gutters usually mean the ridge capping bedding is breaking down. If water is already coming in, see roof leak repairs.

Six signs your roof is asking for attention

None of these mean you need a new roof. They do mean it is worth having someone up there before the next Melbourne downpour finds the weak spot first.

  • Ceiling stains or bubbling paintWater is already inside. The entry point is almost never directly above the mark.
  • Mortar crumbs in the guttersThe ridge capping bedding is breaking down and the caps are on their way loose.
  • Moss and dark streakingThe tile surface has gone porous and is holding water instead of shedding it.
  • Cracked or slipped tilesOne tile out of line lets wind driven rain straight under the course above.
  • Gutters overflowing in rainBlocked or sagging gutters push water back under the eave and into the fascia.
  • Rust spreading on metal sheetsOnce it eats through a pan, patching buys months rather than years.

Questions we get asked

Most of the time, restoring. A tile roof that is dirty, faded and losing its pointing is usually structurally fine and comes back beautifully. Replacement is for roofs that are genuinely past it, badly cracked throughout, or metal sheeting that has rusted through. We tell you which one you are looking at on the inspection, and we tell you if the honest answer is that it can wait.

We call you to lock in a time that suits, come out and inspect the roof, photograph what we find, and give you a written estimate with your options laid out. No pressure and no obligation to go ahead.

Yes, we are fully insured, with proper safety gear and the paperwork sorted before anyone gets on your roof. The 10 year workmanship warranty is for completed restorations, and you get it in writing.
